The Setup

Port-adjacent CRE valuation derives a meaningful portion of its demand signal from maritime throughput: how many vessels call, how much cargo moves, how active the port corridor is relative to historical baselines. That throughput data originates from AIS-derived vessel visit records — arrived, departed, draft change implying cargo exchanged.

The fraudulent_documentation motif has fired 1,011 times against 925 unique vessels since June 18, 2026. It identifies vessels where declared route, cargo, or identity information does not cohere with kinematic and structural evidence. These vessels have not been removed from port call databases. Their visits still register in throughput counts. The documentation dispute exists at a layer standard throughput feeds do not surface.

The Chain

A vessel flagged for fraudulent documentation has declared something — a cargo weight, a destination port, an identity claim — that the behavioral graph contradicts with 1.000 confidence. The specific mismatch varies by detection: it may be a declared cargo weight inconsistent with the recorded draft change, a claimed port of discharge that does not align with the vessel's trajectory, or an identity element that mismatches structural records.

Whatever the form of the mismatch, the vessel still arrives and departs. For a warehouse district, intermodal facility, or logistics property adjacent to an active port, the demand model credits that arrival as throughput activity. If the cargo manifest behind the arrival is fraudulent, the credited commodity flow may not exist — or may exist under cover of false documentation that obscures its actual origin or composition.

At 925 flagged vessels, this is not a marginal edge case. These are identifiable vessels, each carrying an IMO number and a 1.000-confidence documentation flag. They are part of the active commercial fleet calling at ports whose throughput data feeds CRE demand models. There is currently no linkage between the motif flag and the throughput record.

The Implication

The throughput signal feeding port-adjacent CRE is not a clean instrument. It contains port visits from 925 vessels that a behavioral classifier flags at maximum confidence for documentation fraud. That does not necessarily mean those vessels moved no real cargo — documentation fraud is sometimes used to obscure the nature or origin of legitimate goods, not to invent phantom cargo from nothing. But it does mean the recorded manifest cannot be trusted as a reliable indicator of actual commodity type, weight, or trade lane.

For industrial CRE analysis that derives demand from cargo throughput volume or port call density, this creates a data provenance gap. The signal treats visits from flagged vessels the same as visits from unflagged ones. The estimated cargo tonnage associated with those visits carries the same confidence as any other vessel visit — regardless of whether the underlying documentation is disputed.

The combined motif queue of 87,651 unacknowledged alerts across five classes compounds this. Each unreviewed alert represents a vessel behavior pattern that has not been cleared. For port-adjacent CRE users relying on throughput as a demand signal, the degree of contamination is unknown because no alerts have been reviewed.

What to Watch

Whether the first fraudulent_documentation alert gets acknowledged. Review outcomes would either validate the algorithm's 1.000 confidence score (confirming the 925-vessel contamination layer is real) or identify false positive patterns (which would shrink the effective count). Until review begins, the 925-vessel figure is the best available estimate of contamination scope.

Also watch for the fraudulent documentation count relative to total port call volume at specific ports. If flagged vessels concentrate at a small number of ports, the throughput contamination rate at those ports could be materially higher than the system-wide average suggests.

Limitations

925 flagged vessels does not equal 925 fraudulent cargo events per visit. A flagged vessel may have many legitimate port calls and a single documentation anomaly. The motif fires on behavioral evidence across the vessel's history, not on per-visit verification. The contamination risk is real but cannot be sized from motif count alone without linking individual alerts to specific port call records. That linkage requires per-alert review, which has not occurred.
